Off Plan Property

 Properties are initially offered at below market value to attract individuals who are in no hurry to take occupation but realise the significant savings of early purchasing. By the time your villa or apartment is ready to move into it will already be worth considerably more than the initial contracted value. If you are looking to buy property abroad purely as an investment, the longer the build time the higher the capital growth on the property should be. Some Off plan properties are even sold on prior to completion making the shrewd investor a good return without even going to title.

Working Example

2 bed unit priced at 120,000 euro

Amount paid as deposit - 24,000 euros (20%)

Property value increase based on 15 % per annum
after 1 year 138,000 euros
after 2 years 158,700 euros

This increase amounts to just over 150% of the original investment but costs such as legal fees, etc must be taken into account and the property will need to be sold at slightly below market value to encourage a quicker resale. Therefore after 2 years a profit margin of between 120% - 140% on the original investment should be achievable. Should you wish to sell your property during the construction period simply call us and we will be happy to give you advise and start marketing immediately .

If you were to complete your purchase on the above working example - you would be realising a profit of 38,700 euros the day you move into your new property.
